How do you screen long-term tenants found on Zillow?

For our Zillow listings, we utilize a comprehensive screening process that includes: Full Background Checks: National criminal and eviction history. Financial Verification: Reviewing credit scores and verifying income is typically at least 3x the monthly rent. Reference Checks: Contacting previous landlords to confirm a history of on-time payments and property care.

Who handles maintenance and emergency repairs?

We provide 24/7 maintenance support. For short-term guests, we have a rapid-response team for immediate issues (like Wi-Fi or plumbing). For long-term tenants, we handle routine requests through a dedicated portal and coordinate with trusted licensed contractors for larger repairs, always keeping the owner informed based on an agreed-upon budget.

How are the "cleaning fees" and "turnovers" managed?

For Airbnb, professional cleaning and restocking of essentials (toiletries, linens) are performed after every stay, with the cost typically covered by the guest's cleaning fee. For long-term rentals, we conduct a deep-clean and "make-ready" inspection between tenants to ensure the property meets our high standards before a new lease begins.

Someone is asking for money up-front to rent one of your properties. Is this a legit offer?

No. We currently only list our long-term properties on Zillow and short-term properties on AirBnB. If you encounter a listing on another site like Facebook or Craigslist, it is a fraudulent listing and should be reported to us and to the platform it was posted on if possible. It doesn’t happen too often, but occasionally our properties are targeted by scammers to trick people into sending them money. Do not ever send cash, gift cards, or other untraceable payment methods for ANY financial deal, especially real estate. We will NEVER ask you for gift cards as a form of payment, nor would any other legitimate business.

Rental fraud is on the rise, especially on third-party sites. Protect yourself by watching for these Red Flags: The "Too Good to Be True" Price: If a luxury home is listed for half the market rate, it’s likely a scam. Pressure to Wire Money: Never send a deposit via wire transfer, CashApp, or gift cards before seeing the property and signing a lease. The "Absent Landlord": Scammers often claim they are out of the country or "on a mission trip" and cannot show you the interior. No Screening Process: Legitimate managers will always require an application and background check before asking for a security deposit.
